Fixed Rate Loan?

I read somewhere that less people are getting 30 year fixed loans. What are some of the other options? I read about a couple different ones, but am a little confused. I have a credit score over 690, and am having some issues finding a good loan.

My wife and I are moving to Greenburgh within the next month. What are some of the best/affordable neighborhoods? We may end up renting, but would like to buy, if possible.
